| For a complete job description and to apply, please visit our job site at http://jobs.fitchburgstate.edu General Statement of Duties: The Associate Director of Maintenance is responsible for the leadership and direction of the maintenance operations for the University provided by both department personnel and contracted labor. The position is responsible for all administrative and supervisory matters pertaining to the power plant, HVAC, MEP, University and housing maintenance, and the locksmith. The Associate Director is also responsible for managing the budget, prioritizing and assigning work, developing scope of work and the appropriate methods for accomplishment. This position is part of the management team of the Capital Planning and Maintenance Department to ensure a unified operation. Position requires the ability to work nights, weekends as needed, and times of inclement weather and/or campus emergencies. Duties & Responsibilities: - Responsible for the planning, operation and supervision of the maintenance operation (power plant, MEP, carpentry, electrical, plumbing, locksmith, and painting) for both campus facilities and residential facilities.
- In conjunction with the Director of Operations and Maintenance, develops, recommends and administers policies, procedures and processes in support of building maintenance operations; implements and monitors compliance.
- Acts as a liaison to auditors, engineering staff, and other agency and external personnel engaged in activities related to maintenance and plant operations, as well as inspections and permits.
- Responsible for the managing, scheduling and coordination of work to ensure efficient usage of resources and timely responses to end-users.
- Oversees the daily operation of the campus’ high pressure central steam plant to ensure safe operation and that state regulations are being met.
- Works cooperatively with other campus offices regarding maintenance operation matters including, but not limited to: Academic Departments, Campus Living, Procurement and Budgeting, Campus Police, Information Technology, and Environmental Safety.
- Hires, trains, supervises and evaluates all assigned Assists with coordination of ongoing training for facilities personnel, and ensures licensed trades retain and stay current on their licenses and/or permits. Ensures that all employees adhere to University policies and procedures, the collective bargaining agreements, and meet all legal and safety standards in the performance of assigned duties.
- Schedules and coordinates work shifts and Maintains attendance for assigned personnel.
- Responds to and coordinates response to facilities emergency situations and problems during regular shifts, nights, weekends and Coordinates and responds to inclement weather as appropriate.
- Assists with budget management of assigned budgets; coordinates the purchase and inventory of maintenance supplies and related tools/equipment. Supervises/acts as liaison for vendors and contractors to ensure compliance of contracts and bids, as they pertain to the maintenance operations.
- Develops and maintains appropriate records and reports including inventory of supplies, keys, utilities, equipment, deferred maintenance, and operating Helps develop, implement, and coordinate regular facility /maintenance inspections and facility audits.
