Summary of Position: | Provide leadership and coordinate work activities of the architectural trades shops including but not limited to all carpentry, locksmith and building maintenance worker functions engaged in construction, renovation and maintenance activities. Serve as project manager for contracted and in-house construction and renovation projects as assigned. | |

Required Education: | High school graduate or equivalent.

Required Work Experience: | Five years of varied experience in commercial/residential/institutional building construction, renovation, and maintenance with three years of supervisory experience.

Required Licenses and Certifications: | Valid driver’s license. Must be able to obtain certification in asbestos and lead paint operations and maintenance.

Additional Education/Experiences to be Considered: | Associate’s Degree in Building Trade Construction Technology or equivalent. Licensed residential building and maintenance alteration contractor.

Essential Duties/Responsibilities: | Provide leadership and guidance to all carpenters, locksmiths, building maintenance workers, student workers, and other assigned trades as required. Maintain a positive work environment and facilitate a team environment.
Schedule and assign jobs, maintain quality control, monitor work progress and ensure that safety procedures are followed.
Analyze projects and work order requests to plan material, labor and time requirements and provide cost estimates when required. Arrange for the order and delivery of material as required.
Coordinate with other department supervisors for the expeditious completion of work.
Schedule employee vacations, approve sick time and other leave requests, annual evaluations, maintain overtime list, and perform payroll functions in the electronic timekeeping system and utilize CMMS system.
Respond to emergency situations as required, including call in emergencies during non-working hours.
Maintain records and prepare reports as necessary.
Perform design review of maintenance and construction projects as related to department responsibilities including preparing drawings, written specifications, budget estimates, and other bid documents.
Perform project management for contracted and in-house construction and renovation projects.
Evaluate all related work and ensure conformance with all applicable codes.
Perform facility audits to determine current and future deferred maintenance and capital improvement requirements.
Ensure the safety and security of department work space, storage areas and equipment.
Attend meetings and effectively communicate verbally and in writing as necessary.
Attend seminars and technical training, keeping up to date on the latest technologies.
Administer and ensure compliance with work rules and the Union contract.
Directly responsible to the Director of Operations.
Responsible for maintaining the confidentiality of designated information.
Supervises assigned employees and students.
Carries out supervisory responsibilities in accordance with University policies, OSHA compliance, and applicable laws.
Any other duties assigned within the position classification area.

Marginal Duties/Responsibilities: | Represent facilities management on various committees.

Skills and Abilities: | Must possess computer skills including Microsoft Office products and other basic computer skills necessary to accomplish tasks.
Must possess excellent interpersonal skills, facilitate a positive work environment, and establish and maintain effective interpersonal relationships.
Must be knowledgeable of architectural trades and building maintenance functions, operations, and equipment. Must be able to utilize manpower effectively and supervise others in the performance of characteristic duties; use material resources effectively and economically; communicate effectively (both orally and in writing), perform basic mathematical functions with accuracy; speak, act and provide training related to assigned trades, materials, procedures and methods.
Evaluate the performance, personality, adaptability and skill levels of job applicants and employees and be capable of understanding and administering union contracts and proficient in labor relations.
General knowledge of carpentry, key control, painting, light plumbing and electrical maintenance, and other trades as assigned.
