Specific duties for a  HVAC  Preventative Maintenance Technician &#8211;  BAS  Control Technician include, but are not limited to: Building Automation System Network Administrator. Work collaboratively with vendor technicians to maintain and monitor  EMS  at optimum. Install and program Building Automation Controls (all controllers, devices, and wiring). Install graphics for Building Automation Controls. Troubleshoot and repair control systems. Assist locksmiths with troubleshooting security systems. Set-up logging points, reports and list views. Maintain current data system backup. Build and/or modify control panels for specific applications. Train other trades, specifically boiler operators and other millwrights, on the general use of the system for monitoring. Proactively communicate with other trades, in particular off shift PM, related to system changes and day-to-day operation. Change schedules for lighting, and mechanical equipment to correspond to the needs of the university and contractors. Maintain temperature controls of, but not limited to, chilled water system, pumps, valves, fans, and dampers. Monitor run indications, alarms on generators and security devices. Control and monitor both inside and outside lights throughout the campus. Periodically check all points and alarms (run disabled point checks). Create list views for easy access to data for reporting to management, engineers, and professors. Maintenance of all  BAS  workstations and file servers. Maintain current, accurate records and diagrams of system wiring. Maintain dewpoint and wind chill calculations for temperature control. Proactively enhance relative technology skills and control system principles. Stays current with system upgrades. Perform point to point check-out and work with commissioning personnel to ensure the system is working as designed. Program the  BAS  databases and sequences of operations; monitor, troubleshoot and refine the  BAS  to meet the equipment specifications Ensures proper set-points, schedules and sequences of operation are correctly programmed. Responsible for covering calls, due to absences, as needed for Millwrights/ HVAC  Techs during normal work hours. Coverage may include maintenance and repairs of  HVAC /R components. All  HVAC  Preventative Maintenance Technicians and  HVAC  Preventative Maintenance Technician - BAS  Control Technicians are expected to: Work independently, as well as collegially and effectively with a diverse group of faculty, staff, students, visitors and contractors on a daily basis. Coordinate work with other trade shops and departments. Proficient use of personal computers for work order entries (material &#38; labor needs) and campus energy management system to monitor building conditions. Maintains accurate records of materials used and time spent on assignments. Provide service, repairs, and preventive maintenance procedures to  HVAC /R control systems including controllers, networks and peripheral devices. Review and understand project plans and specifications to accomplish project goals and objectives. Conducts layouts for assigned jobs, reads, interprets, provides material labor estimates, orders materials, and translates prints into a finished product. Maintain sensors, thermostats, controllers, valves, actuators, and other  HVAC /R control related equipment. Maintains a working knowledge of  HVAC  systems such as electrical motors, chillers, and refrigeration systems. Professional Experience/Qualifications:   At least one of the following is required: Certificate from an accredited apprentice program in the field of  HVAC /R Graduation from certified trade school plus one-year work experience as  HVAC /R technician. Proof of five consecutive years as a Journeyperson working in the field of  HVAC \R. Ability to diagnose complex system issues without guidance required. Ability to work independently and with a team, and outside contractors required. Must be available to work evenings, nights and weekend hours as required. Additional required skills and experience for the  BAS  Control Technician designation: Advanced abilities in the use of PC and application software. Must have the aptitude to learn technical concepts and apply. Experience using computer programs, including building automation systems, to monitor systems, complete work order entries, material procurement, estimating, and other related activity. Ability to organize and maintain workload based on university and departmental priorities. Ability to read electrical and mechanical drawings. Mechanical skills and ability to use trade tools and testing devices to troubleshoot, repair and install control devices. Working knowledge of automatic temperature control and energy management Work experience using a building automation system such as Andover Continuum, and Schneider Electric EcoStruxure software or comparable system. Understanding of basic  HVAC  operation, e.g. boilers, chillers, pumps and fan systems. Familiarity with a preventative maintenance and work order system and understanding the importance of its use. Must have excellent critical thinking skills for diagnosing issues and must be mechanically minded. Attention to detail is a must. Requires ability to attend mandatory training to stay current in the field. Preferred Qualifications:   A combination of additional education and/or experience related to instrumentation and control systems. Working proficiency specifically in Schneider Electric EcoStruxure and BACnet. Experience working with system sequence of operations, system graphics and configuring &#38; mapping system points. A demonstrated knowledge of control theory, automatic temperature controls, building automation systems and other building subsystems. Apply paint, varnish, shellac, enamel, lacquer or other protective/decorative finishes various surfaces. Scrape, sand fill/prepare surfaces for painting; mix/match paints. Make repairs to motors, lighting circuits, conduit and duct systems and other types of electrical lighting, signal and power equipment. Attend and participate in staff meetings and specialized in-service training sessions including but not limited to requirements of OSHA and the EPA.
