Position Summary:
Performs semi-skilled and skilled maintenance in all trade areas for Residence Life. Supervises and educates students and performs reactive and preventative maintenance and/or renovations in residential and other auxiliary areas on campus. Assists in creating a safe and livable environment for students. Above all, this position is expected to display exemplary customer service and assist other Residence Life staff with facility needs and operations as requested.
Required Qualifications:
High School diploma or GED. Journeyman Certification from the US Department of Labor or equivalent. General knowledge of all trades (carpentry, plumbing, HVAC, electrical and painting ) and the tools required in each area. Work experience in electrical, plumbing, and carpentry. Possession of a valid drivers license. Ability to become authorized to operate university-owned vehicles and adhere to the universitys Operation of Motorized Utility Vehicles policy. Ability to work nights and weekends, as needed. Ability to work from blueprints, drawings, sketches. Ability to work from ladders, scaffolding, and aerial lift devices. Ability to work in closely restricted locations. Knowledge of OSHA safety regulations including fire safety. Knowledge of paint and its different uses. Knowledge of lock and door closures, repair, and installation. Knowledge of A.D.A/Handicap accessibility regulations and the ability to apply those regulations to projects. Effective verbal and written communication skills. Demonstrated ability to follow and/or interpret oral or written directions. Demonstrated positive interpersonal skills required to maintain positive relations within the University community including students, staff, faculty, and work associates in their respective working/living environments. Ability to use computers with proficient use of email, excel, word, web browsers, etc. Ability to perform the essential functions of the position, with or without reasonable accommodation.

Duties & Responsibilities:
Leads, oversees, and performs semi-skilled and skilled maintenance and repair in Residence Life buildings and other auxiliary areas. This includes but is not limited to doors, windows, shower rods, furniture, flooring, ceiling tiles, etc. Schedules and prioritizes work orders on a daily basis, and collaboratively prioritizes and communicates the planning for short- and long-term facility repairs. Responds to urgent repair/assistance needs, ensuring that issues are taken care of the same or next day to guarantee excellent customer service to Residence Life students. Performs regular preventative/reactive maintenance throughout the Residence Life buildings to properly maintain the facilities. This includes walking Residence Life buildings over campus break(s) to monitor building conditions and inspecting roofing exhaust fans. Trains and supervises student staff, delegating work to student staff where applicable. This includes the hiring, terminating, and timecard approvals of student staff. Performs routine inspections of rooms, halls, and apartments and prepares rooms for occupancy during move in/move out and to check for moisture/mold issues, reporting concerns to the appropriate department (s). Participates in the on-call program for Residence Life; responding to after-hours/overtime calls as needed. Troubleshoots and coordinates/reports advanced skilled trade repairs to Facilities Management regarding issues pertaining to locksmithing, carpentry, masonry, plumbing, mechanical, and HVAC where applicable. Assists with miscellaneous support activities for Residence Life as needed; this includes installing/providing resident accommodations, processing abandoned property, furniture deliveries/logistics, and Bed Loft operations. Assists Landscape Operators with snow removal and salting around the Residence Halls and Apartments as needed throughout the winter months, and with recreational activity area upkeep including replacing basketball and volleyball nets, flags, etc. Assists other Residence Life staff with event set up in the Residence Halls and Apartments as needed. Routes washer and dryer service requests to CSC ServiceWorks and performs routine maintenance on appliance connections including ductwork, water lines, gas lines, etc., as needed. Reports issues with pests inside the residence halls and apartments to Pest Management as needed. Utilizes basic knowledge of room construction from floor up, including layout, materials needed, etc. Installs/repairs plumbing fixtures, including but not limited to replacing toilets, sinks, and shut-off valves. Installs/repairs electrical outlets, switches, ballasts, fixtures, and performs miscellaneous electrical repairs, not to exceed 120 volts. Performs basic, routine maintenance on heating units and utilizes knowledge of needed parts for repair. Takes service calls, initiates action, maintains service records, and monitors assigned buildings as directed. Performs lockout procedure. Runs conduit. Purchases materials on a university-assigned credit card for campus repairs and maintenance projects and adheres to university purchasing guidelines when making purchases. This includes monthly cost center and credit card reconciliations for the university-assigned credit card. Performs other duties as assigned.
