Job Description Summary Reporting to the Director of Facilities Operations, supervise daily operations of the in-house Trades staff including Carpenters, Locksmith and Painter. Review and assign work orders, project management, quality control and preventative maintenance assurance inspections. Plan, assign and supervise work for the contract vendors. Supervise business operations for the Trades Department. Responsibilities include the Trades contractor services budget, performing cost analysis for repairs versus replacement, soliciting bids for repairs. A frontline position that will have direct influence over trades people and contractors to achieve the highest level of service responsiveness.
Essential Duties
Daily management of Union trade people and outside contractors. Including work with CMMS system for scheduling, running reports entering labor, purchase orders and invoices.
Review, issue, inspect, and coordinate work orders according to department policies and procedures.
Work with Infor Work Order System to schedule, run reports, create work orders. Review, issue, inspect and coordinate work orders.
Develop small projects, budgets, manpower and trade utilization issues, perform inspections and preventative maintenance (PM) schedules. Working with external contractors and in-house trades and verify that PM's are being performed to the campus standard.
With Director, develop design specifications, review plans and project management for major repair and renovations (R&R) operations and maintenance: roof, flooring, welding repairs, ceramic tile installations.
Develop and oversee Supplies, Maintenance and Repair, Preventative Maintenance and Contractor Services Budgets.
Manage union employees with an emphasis on carpenters, locksmith, and painter. Manage associated outside contractors.
Minimum Qualifications
Minimum of 3-5 years' experience in similar work in a similar work environment.,
High school diploma/GED
Must be knowledgeable in design and operation of building mechanical and electrical systems.
Must possess knowledge of computerized maintenance management systems, developing operations and procedure manuals. Must have the ability to work in a highly technological environment utilizing Word, Excel, PowerPoint, Infor and Kronos.
Must have experience with blueprints, including the ability to read mechanical, electrical, and process flow drawings.
Must hold and maintain a valid, unrestricted United States driver's license, with an insurable driving history as determined by Bentley's insurance carrier.
Work Environment
There are times when the employee will be subjected to construction site conditions such as extreme cold or hot weather.
This employee will work with Life Safety to identify hazardous materials in the field.
This employee will be required to be in the rotation of manager on call per schedule.
This position requires frequent travel throughout campus.
Physical Demands
Ability to squat, kneel and maintain bent postures from 5 minutes up to 10 minutes for a continuous duration, on an occasional basis.
Ability to walk on level, uneven and inclined surfaces on a sustained basis and climb steps up to 24 steps and ladders up to 18-ft on an occasional basis.
Ability to carry up to 25-pounds up to 100 yards on an occasional basis.
