Brief Summary of Work for this position:
The Assistant Director Physical Plant at the Center for Marine Science (CMS) directs work force personnel responsible for the day-to-day operations of a complex facility, responding to the maintenance, repair and minor alteration of over 200,000 square feet of space, 68.61 acres of improved and unimproved land, with an annual operating budget. These areas of responsibility include housekeeping, landscaping, motor pool, HVAC, electrical, plumbing, locksmith, painting, carpentry, and preventative maintenance.
This position's main responsibilities include but are not limited to:
- This position independently assesses and responds to Physical Plant managers or internal/external entities regarding daily operational issues of Physical Plant functional areas, and serves as third in command.
- This position functions as an operational liaison between the University community and the department, and in the Director's and Associate Director's absence, will be required to conduct the Physical Plant business, both at CMS and on main campus.
- This position exercises the authority to make decisions affecting the University. Under general direction, assists the Director and Associate Director of Physical Plant in the management of personnel, finances, equipment and in the implementation of programs and policies related to the maintenance, repair and cleaning of campus buildings, grounds, and infrastructure.
- Works with Physical Plant Director, Associate Director to define processes and policies for the Physical Plant; and also with Facilities Administration to develop the budget for the areas, and oversees the use of funds within the budget and makes adjustments accordingly.
- Responsible for the planning and implementation of the preventative maintenance plan.
- Assists with design review for new capital projects (large and small).
- Ensures equipment is operated in the most efficient manner to minimize operating costs associated with energy consumption, equipment repair, and spare parts inventory.
- This position is designated as mandatory personnel for the University and may be required to report to work during adverse weather conditions, even though the University may be operating on an alternate schedule.
Minimum Education and Experience Requirements:
Bachelor's degree and two years of experience in general facilities work; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.
Preferred Education, Knowledge, Skills & Experience :
- Strong organizational, leadership and managerial skills and the ability to direct and supervise the work of technical staff working in the trades
- The ability to effectively communicate orally, in writing and electronically
- Ability to work effectively in a service-oriented environment, subject to frequently changing priorities
- Experience in a high educational setting
- Ability to interact competently with a variety of professionals in different areas including faculty, staff, architects, engineers and contractors
- Administrative skills including organization of information, the ability to utilize financial reports, and the ability to manage and administer a major program including budget, planning, staffing and operations
- The ability to work with individuals at all levels within the University system – ability to prioritize work consistent with the University mission; must demonstrate skills inspiring subordinate managers and supervisors to contribute
- Some knowledge of the building trades and equipment is necessary, with a focus on complex University Facilities, including HVAC and utility distribution systems
- Knowledge of current best practices, codes, laws, etc. that affect the areas within Maintenance and plan to implement them effectively
- Ability to troubleshoot issues within the scope of the relevant trades and recommend best practice solutions
- Ability to operate a personal computer and demonstrate the ability to learn and work within technologies related to the trades
- Thorough knowledge of facilities maintenance management principles and practices, utilities maintenance and operations, and construction and design management
- Ability to plan and administer budget including development, expenditures, reallocating resources and funds, etc.
- Ability to identify training needs and develop plans to meet those needs
- Capacity to take on additional responsibilities as department grows and expands
- Basic knowledge and familiarity with general construction and maintenance practices for institutional buildings and infrastructure – ability to understand engineering drawings, HVAC systems and controls, plumbing and pumping systems, sanitary sewer systems, fire protection systems, operation of regional energy plants, keying systems, budgeting experience, project management experience, equipment reliability, understanding safe work practices, familiarity with building codes
Required Certifications or Licensure:
NC driver's license or be able to obtain in 30 days.
Primary Purpose of Organizational Unit:
The primary purpose of the department is to maintain the building, grounds, and infrastructure of the UNCW CMS campus so that it is safe, reliable, clean, and attractive.
